Real Estate Development Manager

Extendicare is currently executing on its strategic plan to replace its older LTC homes with new homes built to modern design standards across 20 different projects. We are looking for a Real Estate Development Manager to join our growing team to support this ambitious redevelopment program with a construction value in excess of $1.4 Billion. While the focus is currently on redeveloping our Ontario portfolio, we will continue to explore additional opportunities across Canada as they arise.

This position will be located at our Head Office in Markham, Ontario and will have flexibility for both remote and in-office work based on our hybrid work model.

Responsibilities:

• Provide land buy-side support:
  • Source suitable development sites through contacting and developing relationships with commercial real estate brokers, landlords, developers, and others
  • Support in the negotiation and execution of agreements to purchase sites
  • Assist in coordination of site due diligence investigations and monitoring of contract/closing deliverables
• Provide sell-side support
  • Assist in preparing Options Analysis for surplus sites
  • Procure HBU appraisals for surplus sites
  • Conduct research and prepare analysis to support potential land-use conversions to maximize returns
  • Support disposition process of surplus sites (i.e., negotiation and contract execution)
• Other
  • Support responses to RFP’s
  • Support the team in the preparation of internal and external presentations and financial models
  • Work broadly across the Extendicare team to progress projects
  • Gather market intelligence, competitive analysis and industry analysis; continuous review of Canadian real estate market and development trends
  • Other ad hoc assignments as required

Requirements:

• Minimum 5+ years of related work experience
• Undergraduate degree (preferably with a focus on real estate, commerce, finance, planning, or engineering)
• Strong project management skills
• An understanding of the commercial real estate industry in Canada
• Understanding of key real estate value drivers, risks and opportunities
• Robust knowledge of Excel, Word and PowerPoint
• Strong communication skills and ability to interact efficiently at all levels of the organization
